Accessory Dwelling Units aka BACKYARD HOMES for DUMMYS

Accessory Dwelling Units aka

BACKYARD HOMES for DUMMYS

A 17 minute view of the BACKYARD HOME Movement

The ADU industy is alive and well in San Diego and getting better by the day. A record number of ADU permits continue to be pulled in San Diego everyday inspite of the COVID crisis. Who would have ever thought that in such times of peril this cottage industry (pun intended) would quickly become a major growth industry?

Pleaese take the next 17 minutes to learn how you, your parents or children and your clients both past, present and future can realize additional revenue streams on the very earth they own beneath their feet.

In reality it comes as no surprise as folks are clammoring to exit the overpopulated urban population centers in search of a more suburban and even rural lifestyle.

At a time when college students can't go to class who needs to spend money for expensive on or off campus housing? What sense does that mak?. When you're relegated to learning from your laptop what difference does it make whether your away at school or safely tucked away in Mom and Dad's backyard in  the comforts and confines of your own humble abode?

Why on earth would Mom and Dad want to live out their lives in a Mobile Home Park or a confined,  restricted often lonely retirement community when they can:

  • Age in place in the backyard they raised their children in and let their children move into the home they grew up in?
  • Or they can rent out their BACKYARD HOME for an added revenue stream and enhanced income.
  • Or even rent their primary residence and live in their CREST 'BACKYARD' HOMES for a much greater revenue stream and a much better quality of life?
  • Or perhaps even build a BACKYARD HOME on their childs property and rent out thier primary residence with the equity they have in thier own home and be close to their loved ones should they not want to sell their home?

This is no fad. This is a movement and it wou't be going away anytime soon. California's recent State Laws are ringing in a whole new normal in the housing arena. With growing critical shortage of
affordable housing and the cost of development at all itme highs along with Califonria's open armed and welcoming policies making room for property/homeownes to realize additional value on the earth they own beneath their feet this is just the tip of the iceberg.

Be it a custom ground up design/build, prefabricated manufactured, modular, containerized, park model aka "Tiny Home" or a KIT aka panelized option there's an alternative available to any property/homeowner. And the good news is there's a whole new world of innovative and creative financing availble as well. Whether its a 2nd trust deed, a cash out refi or a HECM reverse mortgage there's literally no reason why anyone who owns their home or property can't realize enhanced value.

I will do my darndest to keep the AR community up to snuff Carol Williams . I've been remiss over the past couple of years because we've been so busy with projects and it doesn't look like it's going to be letting up anytime soon. So I'll just have to set aside some time at least weekly to keep everyone informed.

Lots of great ideas.  It reminded me of a friend's second home I visited with a bunch of investors on a large piece of land in Texas.  It was beautiful and one evening our host said, can you believe this is a double wide manufactured home.  All 0f us were seasoned residential investors and not one of us had a clue.  I love the idea of using manufactured homes as Accessory Dwelling Units.

Thanks for the positive reinforcement Raymond Henson, SRES, GRI  Today's manufactured homes are built just like site built homes but even better. Having been a general and manufactured home contractor for 35 years it really makes no difference to me what my client wants. I presnet both options and let them make their on decisions.

That stated, having toured several factories over the years I can tell you first hand that a controlled indoor invironment with kiln dried lumber and building materials, there's no better product that a facory built option.
