Encinitas Waives $3000 In Fees To Encourage Backyard Home Development

Encinitas Waives $3000 In Fees

To Encourage Backyard Home Development

It's taken a lot of  time, effort and tight fist-ed negotiating between the Encinitas City Council, the planning commission and the diplomatic and patient gavel of Mayor Catherine Blakespear, however, the time has finally"The Leucadian" 15x40, 600sf, 1bdm ibth Crest Backyard Home arrived. Encinitas and its 4 burroughs, Leucadia, Cardiff, Cardiff By The Sea and Olivenhain, can now move forward with a streamlined and affordably priced permit process for adding a Backyard Home to a homeowner's property.

Additionally, the planning and building departments are in the process of diligently reviewing and considering several architectural designs, floor plans and construction methodologies for fast track pre-approval which will further enhance the entire process.

With a HUD Manufactured ADU in contention it would be possible to turn an entire project around in less than 90 days from permit issuance to Certificate "The Santa Fe" 15x50sf, 750sf, 1 or 2 bdm 1 1/2 btw. Crest Backyard Homeof Occupancy (CO) as there are fewer permits and inspections required.

No doubt Encinitas has set a new benchmark for San Diego jurisdictions across the County including the County of San Diego itself. Their superb leadership has certainly set a great example when it comes to jurisdictional bureaucracies working together in bringing resolve to our dire affordable housing shortage.

For those Encinitas property/homeowners who've been sitting on the fence waiting for this day to arrive you need wait no longer. To add to all this good news there's even some sound and creative sources of financing available for15x56 floor plan 2bm 2bth Crest Backyard Home ADU's.

It's now time to take the next step. The sooner you decide the sooner you will be providing that added space for a family member, or that special space to
age in place without having to become displaced from your comfortable and familiar surroundings. You can even provide an affordable living space for a health care provider or a live in home care and/or grounds keeper. Or there is now a way to realize an added revenue stream on the very land you own.

What a great idea John. I'm amazed that this was passed considering how unaccommodating public officials can be to try something new. Instead of having the retired parents or in-laws under the same roof, they can have their own residence to call home & be within shouting distance of their grandchildren

Hi John

Glad to hear this and hope it paves the wave for other communities to be more proactive. I think it's a particular challenge near the coast because of lots sizes, among other issues.

Thanks son much Myrl Jeffcoat You've always been so kind to me. BTW, your neck of the woods is one of the most proactive areas in the entire state for launching this new paradigm. It's not that Backyard Homes are a new thing by any means. It's just that the horse is outta the barn.

Don't worry Bill Roberts there's more work out there than you and I could do in 10 lifetimes. If you're aintsy you could always start chumin GC's who are doing ADU's. As a HUD licensed Manufactured ADU dealer I can sell directly to them and pay you a commission for that. ADU's are starting to pop like pop corn now that some of the local jurisdictions are starting to fall in line. Let's talk about it when you have some time.
