For folks who are contemplating the possibility of adding a BACKYARD HOME aka Accessory Dwelling Unit (ADU) to their property don't overlook what you can do with a Manufactured ADU. 

 

On Saturday, June 9th, CREST BACKYARD HOMES & Silvercrest Manufactured Homes & ADU's co-hosted a very informative factory tour at the Silvercrest Manufactured Home & ADU factory in Corona, Calif. for folks from the San Diego area. 

 

The Silvercrest factory rep and tour guide, Michael Schmid, led the tour and answered every question that was asked thereby dispelling all of the age old misnomers about the quality and OLD TRAILER & MOBILEHOME PARKSintegrity of today's in house construction compared to the early days of the late '50's-late '70's rendition of what we used to call the "WOBBLY BOX" typically associated with the days of old 'TRAILER PARKS'. 

 

If you're truly interested in a BACKYARD HOME choosing a manufactured (factory built) option is a very prudent way to go for a variety of reasons expressed in the article linked to this post. Specifically, unlike a custom ground up (stick, site) design/build, a manufactured ADU saves both time and money. Starting at a 'bare bones' price point of about $95 per square foot a 500sf BACKYARD HOME can cost about $50,000 plus interior design features, fixtures, appliances, etc as well as, permitting, site preparation, infrastructure (utilities) and ancillary components i.e. driveway, awning, hard and soft landscape, etc.

Bottom line? If all the stars align, especially with the new Californa State Law you should be able to add a Manufactured ADU to your property for under $100,000 which is considerably less than a custom ground up design/build.

 

However, unfortunately a Manufactured ADU is not all things to all people.  Your lot/parcel must have adequate access to the site or you may have no choice but to go with a custom groud up design/build. For this reason it is important to get a site evaluation done by an experienced BACKYARD HOME specialist before moving forward with your project.
